Estimate method and limits
How it works
It uses the gross area, finish level and the extras you select to calculate a minimum–maximum range. It shows a range, not a quotation.
What it covers
House construction; topographic survey and geotechnical study; architecture, engineering and construction documents; supervision; provisions for council fees and utility connections; garage, basement, annex, pool, paving, garden, walls and gate when selected; optional furniture; and a contingency reserve. Land is only included if you add it with its price.
Limits
New houses only, not refurbishment or extensions. Demonstration configuration with provisional values. VAT and tax rules not validated in this configuration. Location is not yet regionally calibrated. Sloping land, restricted access or missing utilities may remain unquantified.
Frequently asked questions
Is the land price included?
Only if you choose to include it and enter the purchase price. Otherwise the land is excluded from the estimate.
Is VAT included?
No. In this configuration VAT and other tax rules are not validated, so values are shown excluding VAT.
Is the result a quotation?
No. It is an indicative range to guide early decisions. A quotation requires a design, measurements and contractor tenders.
Does it work for refurbishment or extensions?
No. This version applies only to new houses.
